Asbestos Regulations:
The Control of Asbestos Regulations (CAR) 2012 covers all non-domestic premises.
The regulation applies to all commercial and retail premises, industrial sites, factories, warehouses, offices, hospitals and, schools built before 2000. It also covers domestic properties where shared areas such as entrance lobbies, hallways, stairs, and landings.

Duty to Manage Regulation 4
In practice, your Duty to Manage means that you must have identified any asbestos in the property that is likely to be disturbed during usual occupation or maintenance. The most effective way to accomplish this is to have an asbestos survey conducted by a qualified asbestos surveyor. You also have to monitor the condition of any asbestos-containing materials (ACMs) to ensure that they do not deteriorate and start to release fibres.
Regular Inspection
Although the regulations state only that the materials be inspected “regularly,” we recommend that you have an annual Re-Inspection Survey carried out as a minimum.
You must regularly review the Asbestos Register to ensure the safe management of any asbestos identified during the survey; this is usually six-monthly to Annually.
